Santa Rosa Beach is located in Northwest Florida in the area known as the Beaches of South Walton, which is in the heart of the Florida Panhandle. This region consists of twenty-six miles of sugar-white beaches along the Gulf of Mexico. Thirteen eclectic beach communities, including Santa Rosa Beach, hug the shoreline, offering a diverse amount of real estate. Santa Rosa Beach is one of the fastest growing communities in Northwest Florida and encompasses the land both north and south of Highway 98. It is home to Dune Allen Beach, Point Washington, Gulfview Heights and Mack Bayou. The town is just east of Sandestin and just west of Blue Mountain Beach. Santa Rosa Beach is home to a new state-of-the-art Sacred Heart Hospital and has homes, condominiums and lots for sale.

The following is a brief description of the other 13 communities of the Beaches of South Walton:

Inlet Beach is located at the eastern edge of the area where Highway 30-A meets up with the Emerald Coast Parkway. It is a well established community with modest homes inland and newer multi-storied homes on the Gulf side. Sprawling lots are found in the rolling hills north of Emerald Coast Parkway.

Rosemary Beach has unique Caribbean-style architecture. Homes and buildings are in Earth tones of rust, tan, brown and green, with wide front porches, Bermuda shutters and arched doors. Footpaths and boardwalks lead to large decks over the dunes and to the beach below. Rosemary Beach is a fairly new community – established in 1995 and still growing.

Seacrest Beach is a residential community that begins after the big bend in the road on Scenic Highway 30-A. Camp Creek Lake is located at Seacrest Beach, along with a golf course of very challenging landscape.

WaterSound Beach is a group of privately-owned rental residences that overlook a beautiful stretch of beach and the Gulf of Mexico. Each home is fully-equipped with all the comforts of home, but with the feel of a luxury resort. Trails and boardwalks lead to the beach. Restaurants and shopping are located nearby.

Seagrove Beach is one of the older communities of the Beaches of South Walton. Families began coming here in the 1940s and 1950s. Many of the original Seagrove cottages still exist today.

Seaside was designed by developer Robert Davis, who literally created a Victorian town with narrow streets, picket fences and homes arranged close together to encourage walking in the neighborhoods. It was a first of its kind town and was featured in the movie, “The Truman Show.” Seaside offers small boutiques and other businesses and homes can be rented on a daily or weekly basis.

WaterColor is a residential community and the name of an Inn and Resort located between Seaside and Grayton Beach. Named the “number one family resort” by Travel & Leisure family readers, WaterColor is situated between the Gulf of Mexico and a rare, 220-acre coastal dune lake. There are about 150 vacation rental homes in the 449-acre community. Several restaurants and shops are located in WaterColor along with a full service spa.

Grayton Beach was the first community established in South Walton sometime in the late 1800s. By 1919, it was nearly abandoned because there were no roads leading to it. Today, Grayton Beach is a historic district and is known for the natural beauty of Grayton Beach State Park. Many of the original cottages of the area have been restored.

Blue Mountain is located in northern Walton County and, although only 345 feet above sea level, it does contain many “towering” dunes. Blue Mountain Beach marks the beginning of the Eastern Lake Hike/Bike Trail, which weaves through the rest of the South Walton beach communities and contains “architecturally stunning” homes.

Dune Allen is a “coastal hideaway” that surrounds Stalworth Lake, the first of the 17 coastal lakes in the region. It is part of the community of Santa Rosa Beach.

Sandestin is a coastal community nestled on 2,400 acres of beach and bayfront. It includes 1,700 accommodations situated within 30 different neighborhoods. The heart of Sandestin is The Village of Baytowne Wharf, which features casual and fine dining, nightclubs and bars and more than two dozen boutiques. Sandestin is a lively place with street performers, strolling musicians, dancing fountains and many special events.

Miramar Beach begins at the Gulf of Mexico along Scenic Gulf Drive, then curves around and joins the Emerald Coast Parkway. It contains private homes and condos with panoramic views of the Gulf.

Seascape Beach straddles both the Emerald Coast Parkway and Scenic Gulf Drive. It was designed to compliment the area's natural beauty and contains low-lying villas nestled among the oak and pine trees. However, nearby is a resort on 300 acres that features several high rise towers, as well as lake front and Gulf front villas. The resort offers 18 holes of golf, lighted tennis courts, five swimming pools and biking trails.
